All About The Money

My owners have decided that he would make lots more money for themselves and let me deal with the consequences by renting out 30 apartments to students.  A month later, they all moved in, the owner is charging a premium above market rent so he’s making lots of money.   Normally, we would prefer to avoid a large group of college students in one area, but there was a good guarantee by the school that they would being paying the rents, and they would have an employee that would help us “watch” after them, acting as an RA, so to speak.  Their conduct on property would be directly effect their financial aid and student standing.

So far…………….

They’ve behaved, but we have had 3 busted in doors, 3 apartments of lost keys, loud music complaints, and trash bags out on the breezeways.

A month later, there were some minor problems, but nothing that we can’t handle.  Except, now, the college has short paid the rents on most of the units, so our property’s delinquency has gone up over 10%, which doesn’t look good for us within our company.

We have to chase down the director of the school to get the utilities set up for the students too, and one got shut off already…. so the kids call me.  I don’t work for the school!!!

If things are in my control, I’m fine.  But, when it’s not in my control, I can’t accomplish the properties objectives.  Owners never think about how the results of their monetary driven decisions, might have on the site staff.
